Short answers on who shows up, who sets the price, and what we will not do.

Why email first instead of a phone number?
A scope starts from timestamped photos or video, not from a cold call. Email uirrealtyrehab@gmail.com with the address and the media, or use Request a scope. We review that, then we call if a conversation is needed. The phone number on the form is yours, so we can reach you after the media is in.
Who shows up at the property?
A local independent contractor. They are not UIR employees. Coverage is confirmed before we accept the job. If we cannot staff that market, we decline instead of sending nobody.
How fast is an inspection?
Typically 24–72 hours after we accept the job and coverage is confirmed. Missing lockbox, wrong keys, or an occupied unit pause the clock. Occupied houses are documented, not forced.
How do photos and video work?
Every job is bid from timestamped pictures or videos. Send the address and that media. Pictures or a walk-through clip are enough to start a scope. A complete scope still needs the media. Do not send pictures or video of occupants. Incomplete packs wait.
Who sets the price?
We bid from timestamped pictures or videos. A scope is an estimate, not a quote. A firm price comes only from the human closer, in writing. After that price is given, it does not change unless the scope expands after the contractor starts and the customer signs a change order.
How is a job bid?
From timestamped pictures or videos of the property. We scope the work. A local independent contractor performs it. The firm price is set in writing. We do not bid from a verbal walk-through with no media.
Can the price change after you give it?
No — not for the approved scope. Once a firm price is given in writing, it stands. The only exception is if the contractor starts and the scope of work expands. Then the desk writes a change order. Extra work is not performed until the customer signs it.
What is a change order?
A written add to the approved scope when new work appears after the contractor starts — hidden damage, added rooms, a larger trash-out, a licensed-trade item that was not in the bid media. No signature, no extra work, no extra dollars.
Do you work nationwide / in my city?
Nationwide desk. Local crews. We confirm coverage for that market before we accept the job. If we cannot staff it, we will say so. We do not publish a painted map of cities we do not actually run. Send the city on the request.
Are the crews your employees?
No. Local independent contractors do the work. They are not UIR employees.
Do you evict people / give legal advice?
UIR does not evict people. UIR does not give legal advice, file court papers, or remove occupants. After the client’s attorney or court process has produced lawful possession, UIR may coordinate lock change, securing, clean-out, and condition reporting. If someone is still inside, the crew leaves, documents, and reports.
How do I get on the vendor bench?
Apply as a vendor. Independent contractors only. W-9, COI for general liability, workers’ comp when you have employees, license screenshot where required, and two job photos. We will not ask you to work uninsured. An application is not a job offer.
Will you quote a price in email?
No firm price from the desk as a casual email number. A scope is an estimate. A firm price comes only from the human closer, in writing. That written price is locked unless a signed change order expands the scope.
Are you a lead mill, a directory, or a site that says contractors will call you?
No. UIR Realty Rehab is a maintenance and rehab desk. You send the address and timestamped photos or video. The desk bids a scope, a local crew does the work, and a person sets the firm price in writing. We do not sell your request to a list of contractors.
Are you a licensed general contractor?
UIR Realty Rehab does not hold itself out as a general contractor. Local independent contractors perform the work. Where a trade or a state requires a license, that contractor must be properly licensed. Permits are pulled where required. We do not skip permits.
Are you a licensed brokerage?
No. UIR is not a real-estate brokerage. We do not list or sell houses. Maintenance and rehab only.
Are you HUD approved?
No. We do not claim HUD approval. REO and conveyance work is bid against your checklist, not against a HUD credential we do not have.
How is the company set up?
UIR Realty Rehab is a division of Universal Interiors Remodel and Construction LLC. It is not a real-estate brokerage. It is not a general contractor on this desk. Local independent contractors perform the work. They are not UIR employees. Where a trade or a state requires a license, that contractor must be properly licensed. Permits are pulled where required.
Is the desk run with software?
The desk uses software for research and coordination. Your closer and your crew are people. Anything that needs a yes goes to the owner.
