• City / market (so we can confirm coverage)
• Property address and unit
• Service needed — or “not sure”
• Timestamped photos or a walk-through video
• Access notes: lockbox, keys, gate, occupancy
• Your reply email (and phone if you want a call after media review)

One asset is enough to start. Incomplete packs wait. No occupant faces in the file.

What happens next

1. We review the media.

2. You get a line-item scope — that is an estimate.

3. A person sets the firm price in writing.

4. A local independent contractor does the work after coverage is confirmed. They are not UIR employees.

5. You get timestamped before / during / after photos and an invoice that matches the approved scope.

We do not start with a cold walkthrough. We bid from the media you send.

Coverage

Kentucky desk. Local crews. Louisville and Bowling Green first. We confirm coverage before we accept the job. If we cannot staff it, we say so.
