Photo and video standards
What to shoot so we can bid. Jobs are bid from timestamped pictures or video. Incomplete packs wait.
The bid is only as good as the media. A porch shot and a dark hallway are not a pack. Phone stills, a slow walk-through clip, or both are enough if they cover the house. Leave device date and time on.
Do not send pictures or video of occupants. If someone is inside, document occupancy from a lawful, non-confrontational place and stop.
Why the desk is strict about this
Every job is bid from timestamped pictures or videos. A verbal walk-through with no media is not a bid. Incomplete packs wait because guessing is how prices blow up after start. Hidden work that could not be seen in the bid media is a change order, not a surprise invoice.
Exterior
All four sides, street view, driveway and dumpster access, roof if visible from ground, yard and grass height, snow or ice if present, fence and gates, all openings. Walk the house. Do not shoot one pretty front elevation and stop.
Interior
Every room, wide shots first, then close-ups of damage. Kitchen, each bath, mechanicals (panel, water heater, HVAC), floors, ceiling stains, moisture, missing locks and hardware. Name the room in the file name or on the video if you can.
Trash-out
Contents by room, piles with scale, exterior debris, appliances to stay versus go if known. A single photo of a messy room underbids the haul. Open closets and the garage.
Securing
Each unsecured opening, current lock and hardware, any existing boards. Interior and exterior of the same opening when you can do it safely.
Hazard
Photograph or record from a safe distance. Do not enter or disturb. Wide context plus the suspected area. The field crew is not a hazmat company.
Timestamps
Leave device date and time on. We bid from timestamped pictures or video — phone stills, walk-through clips, or both. A pack with no date is incomplete.
Video
A slow walk-through is enough: exterior four sides, then interior rooms. Keep it steady. Narrate room names if you can. Same shot list as photos. Do not run.
Occupants
No occupant faces. Do not send pictures or video of occupants. If the house is occupied, document that and stop. We do not force entry.
