Lawn, snow, and exterior upkeep

Recurring cuts, trim, and snow so vacant listings stay off the violation list.

Freshly cut vacant-house lawn at dusk with a snow shovel on the porch for seasonal exterior upkeep.

Vacant and listed houses get cited for grass, weeds, and uncleared walks. This line is initial cut, recurring mows, trim, and snow as ordered — each visit photographed so you have proof if a city or an owner asks.

It is curb-appeal and code maintenance, not landscaping design. We do not dump clippings on a neighbor’s lot.

Who it's for

Realty companies and property managers holding vacant or listed inventory through growing season or winter, or sitting on a code notice they need closed with photos.

What you buy

Initial cut, recurring mows, trim, and snow as ordered. Each visit is photographed. Recurring work stays on the approved cadence until you stop it in writing.

What's typically in the scope

  • Initial cut to a maintainable height
  • Recurring mow and trim on the schedule you approve
  • Snow as ordered on drives and walks you name
  • Photo proof of each visit
  • Note of access problems, dogs, or occupied status

Jobs we see on this line

  • Vacant listing through summer
  • Code notice for tall grass
  • Winter vacant with a walk that has to stay clear
  • REO or investor asset waiting on a sale

How this line runs

Send a street view and a yard shot with grass height or snow depth visible. We bid from that media. Recurring work is a written cadence, not an open-ended handshake.

A local crew runs the visits after coverage is confirmed. If we cannot staff that market, we say so before we accept. If the house becomes occupied, we document and stop yard work that would put a crew in an occupied space.

Timing

Same-week scope from timestamped photos or video. Local crew after coverage is confirmed. Recurring visits follow the written schedule, not a guess.

How photos and video work

Yard and grass height, street view, driveway access, snow or ice if present, fence and gates. After-cut photos on every visit. See photo and video standards.

What this does not include

Clippings are not dumped on neighboring lots. This is not irrigation install, tree removal, or hardscape. If we cannot staff the market, we will say so before we accept the job.

Coverage

Nationwide desk. Local crews. We confirm coverage before we accept the job. Send the city on the request. If we cannot staff that market, we decline instead of taking the job and missing it. Coverage.

A scope is an estimate. The firm price comes in writing and does not change unless you sign a change order. How a job runs.
