REO and conveyance packages
One work order for inspect, secure, maintain, clean out, and make-ready against your checklist.
An REO or conveyance package is one desk and one work order against your checklist: occupancy, securing, lawn, trash-out, maid, repairs, or rehab. The photo or video pack travels with the invoice.
UIR is not a brokerage. We do not list or sell the property. We do not claim HUD approval. Local independent contractors perform the field work after coverage is confirmed.
Who it's for
REO brokers, asset managers, and investors who need a vacant asset brought to checklist — plus realty companies that already run REO or rental inventory and want one desk instead of five vendors.
What you buy
A bundled scope matched to your conveyance or investor checklist. Photo or video pack with the invoice. Line items still bid from timestamped media. Firm price in writing.
What's typically in the scope
- Occupancy and condition as the first look when you need it
- Securing and lock change after vacancy is clear
- Lawn or snow on the cadence you approve
- Trash-out and make-ready clean
- Repairs or rehab against the checklist
- One photo pack and one invoice trail
Jobs we see on this line
- First-look plus secure plus initial cut
- Conveyance checklist through make-ready
- Investor package: inspect, clean out, turn
- Asset that sat and now has to hit a date
How this line runs
Send the address, your checklist, and timestamped photos or video. If you have no media yet, start with an inspection. We bid the bundle from that media, confirm coverage, and run the lines in order — you do not get a secure on an occupied house just because it was on the checklist.
Each line still follows the same price rule: estimate, then firm price in writing, then change orders only if the work grows after start.
Timing
Same-week scope from timestamped photos or video. Local contractor only after coverage is confirmed. Bundle timing depends on which lines you actually ordered, not on a single SLA slogan.
How photos and video work
Shot list follows your checklist, plus the UIR photo standards. No occupant faces. Incomplete packs wait. See photo and video standards.
What this does not include
UIR is not a brokerage. We do not claim HUD approval. We do not list or sell the property. Occupied assets are documented, not forced. Hazard material is pulled out of the bundle and scoped with licensed specialists.
Coverage
Nationwide desk. Local crews. We confirm coverage before we accept the job. Send the city on the request. If we cannot staff that market, we decline instead of taking the job and missing it. Coverage.
