How it works

Request → Scope → Crew → Photos → Invoice. We bid from timestamped pictures or video. The written price holds unless you sign a change order.

A job on this desk does not start with a cold call or a verbal walk-through. It starts with an address and timestamped photos or video. We bid from that media. A local independent contractor does the work after coverage is confirmed. You get a photo pack and an invoice that matches the approved scope.

What you send

Firm name, city and state, the service needed, the property address, occupancy and access notes, and timestamped photos or a walk-through video. Phone and email so we can reach you after we have reviewed the media.

Incomplete packs wait. Occupant faces do not belong in the file. If you have no media yet, say so — an occupancy inspection can be the first visit.

What comes back

A line-item scope. That is an estimate. A person sets the firm price in writing. If we cannot staff the market, we decline. We do not take the job and miss it.

A line-item scope comes back from that media. That is an estimate. The firm price is set in writing by a person. No casual email number is a locked price.

Crew

A local independent contractor does the work. They are not UIR employees. Coverage is confirmed before the job is accepted. If we cannot staff it, we say so.

Photos

Timestamped before / during / after photos or video the client can forward. Shot lists follow the line of work and the photo standards. No occupant faces.

Invoice

Matches the approved scope plus any signed change orders. Media pack travels with it. Dump receipts travel with trash-outs.

Change orders

Once a firm price is given in writing, it does not change. If the contractor starts and the scope of work expands — hidden damage, added rooms, a larger trash-out, a licensed-trade item that was not in the bid media — the desk writes a change order. Extra work is performed only after the customer signs it. No signature, no extra work, no extra dollars.

Every job is bid from timestamped pictures or videos. Local independent contractors perform the work. A scope is an estimate, not a quote. A firm price comes only from the human closer, in writing. After that price is given, it does not change unless the scope of work expands after the contractor starts.

If the contractor finds added work after start, the desk issues a change order. Extra work is performed only after the customer signs that change order. No signed change order, no change to the price.
